The Property Ombudsman (TPO)

As a member of The Property Ombudsman, we follow the code of practice for residential sales which has been approved by the OFT under the Consumer Codes Approval Scheme. We are also members for lettings related matters and can resolve disputes referred by landlords or tenants fairly via the Ombudsman.

Deposit Protection Service

Since April 2007 we have registered all deposits held in respect of Assured Shorthold tenancies with the Deposit Protection Service (DPS). Under their Custodial Scheme, the security deposits relating to each of our tenancies are physically held within the DPS and released only once both landlord and tenant have agreed to the terms. On the rare occasion that neither party can agree to the full release then the DPS also offer a free arbitration service and independently assess the merits of any individual claim based on evidence provided.

Consumer Protection Regulations (CPRS)

All of our team receive ongoing training to ensure compliance with the Consumer Protection from Unfair Trading Regulations 2008 (CPRs) and the Business Protection from Misleading Marketing Regulations 2008 (BPRs) thereby ensuring that any information provided, whether in writing, in pictures or given verbally, is accurate when marketing property and that i information important to a buyer is not omitted.

Anti Money Laundering

The Money Laundering Regulations 2007 requires that businesses at risk of being used for money laundering by criminals and terrorists have measures in place to minimise the risk of this happening. Phillips & Stubbs has a Money Laundering Reporting Officer who ensures that all Anti Money Laundering regulations are adhered to and that the appropriate risk based approach to our business activities is complied with.
